just saw our closing documents...
I thought 7% commission is like real estate "rule" and all rebates will be under the table. but the documents clearly states 5% commission in total, 3% to buyer's, 2% to seller's (these two agents are in the same realty company). 555~~~I got no rebates at all, but the seller did save some!
you guys remember to negotiate with your agent before you decide to use any, thousands of $$$ of diffrence here :-(((

commission 太高了,总觉着他们挣钱太容易了.
6% commission is standard percentage in a house transition. 3% for buyer agent and 3% for seller agent. My agent returned 2% comission back to me. Almost of chinse agents will give kick back commision. Also, If I sell my current house, she only takes 1% commission.
"kick back commision"是付得cash吗?
No, it will be deducted from your closing cost.
Not that easy ah.
As know, if you are in a Company like long&foster , you need
pay 50%-20% of your commison to your Company. That means you can only get 1.5% to 2.4% from the seller. The more you sell. the higher commission you can get. And, you have to pay ads, gas, phone, and some office expense(this is low in this case).
If you are in a company like ReMax, you need to pay more that 20K a year and then get the full commision.
As realestate agent, you are considered self-employed, even you are signed with some company. So you need pay more tax.
And, they only get paid by commision, so no sell no pay. Kind of risky job too.

good good yah, a lot of money.
we were afraid to get buyer's agent who give commission rebate 'coz we are first-time home buyer and tend to trust more experienced agents. but our agent has many clients, she didn't take care of us that well, either...
