you did not bring the agent, then it is tricky, the builder may decline to
pay any fee.
i don't know the details, better ask Elaine herself and negotiate a deal
with her directly. It depends on what is the sale price and how much work.
All i know is the following:
that the builder pay 3% commssion to the agent, and you may negotiate some
rebate of 3% commission from the agent. However it varies, the agent needs
to pay a portion of her commission to her boss that is her realty company,
for example, 1%, then she got 2% herself.
Then over the 2%, she needs to pay tax, for example 0.4%, I guess?
Finally she will get about 1.6%. You can be honest with her and ask if she
can give you some rebate back.
However remember, if your house price is low, say below 300K, her boss still
charges a minimal, and she get much less than 1.6%.

就是学区不满意啊。。。但楼下有间房我比较喜欢,其他city的新房都是3~4 br全在楼上。

你要打电话多问几家,一般退1。5%, 也有退2%, 我以前问到最便宜的是agent拿5000,其他都归买家,前提只写单,其他什么都不管。
我也不懂,但是学校分数也太低了吧,我不是非10不可的人,但也得8以上,再说你也不是没房不是现在,急什么
