我咋觉得这个人说的不对呢:

If you bring an agent to visit the model house the first time, the builder
will pay the agent commission fee. Then you can ask the agent some rebate to
help cover your closing cost and other fees related to the transaction. If
you did not bring the agent, then it is tricky, the builder may decline to
pay any fee.
i don't know the details, better ask Elaine herself and negotiate a deal
with her directly. It depends on what is the sale price and how much work.
All i know is the following:
that the builder pay 3 commssion to the agent, and you may negotiate some
rebate of 3 commission from the agent. However it varies, the agent needs
to pay a portion of her commission to her boss that is her realty company,
for example, 1, then she got 2 herself.
Then over the 2, she needs to pay tax, for example 0.4, I guess?
Finally she will get about 1.6. You can be honest with her and ask if she
can give you some rebate back.
However remember, if your house price is low, say below 300K, her boss still
charges a minimal, and she get much less than 1.6.

agent能拿3,他肯定不会也给你3阿,他自己要拿点,还要扣税什么的,非姐那个不同,他那个是朋友。有可能人家给多少给agent,他朋友就都给他了
