When an owner sign the absolute sale agreement with an agent, the owner needs to provide all the real information of the house. One agent pays over $1000 per year for the MLS only. Lots house information will only on MLS also. For the list price of the house, the owner can't ask for any price, and the broker can deny if the price is overpriced.

Every RE person know MLS is the best place and the best deal disappear within one day. The house you found on other place is not good deal at all.
